Who needs the certificate
If you let the property, you need a landlord gas safety record covering the gas appliances and flues provided for tenants. We record the inspection results for your compliance file.
List every gas appliance
Tell us about the boiler, gas fire, cooker and any other gas appliance at the property. We inspect the relevant appliances and flues rather than checking the boiler alone.
Certificate or boiler service
A gas safety certificate confirms that the installation is safe to use at the time of inspection. It isn't the same as a boiler service, which includes checks on condition and operation. We can assess whether you need one or both.

If the boiler is due for maintenance and you also need a gas safety record, combining both may avoid a second visit. We confirm what the property needs before carrying out the work and provide the relevant paperwork.
What Your Gas Safety Certificate Should Record

What should I prepare before a gas safety certificate inspection?
Only a Gas Safe registered engineer can issue a landlord certificate. We complete the inspection, explain any action needed, and provide paperwork suitable for property records and current letting obligations.
How long does a gas safety certificate remain valid?
A landlord’s gas safety certificate remains valid for 12 months from the inspection date. We recommend arranging the next check before expiry, keeping letting records current and ready for renewal.
Does a gas safety certificate prove a boiler is working efficiently?
A gas safety certificate confirms safe operation at inspection, not running cost or efficiency. We assess boiler performance during a service and explain repairs or adjustments that may improve operation.
Can a gas safety certificate be issued if the boiler needs repairs?
If repairs are needed, we record the defect and its safety classification. We may issue the record, but an unsafe boiler must not be used until repaired and safely retested.
Can a gas safety inspection cover appliances other than the boiler?
Yes. A gas safety inspection can include gas fires, cookers, hobs and water heaters. We record each appliance separately, check its connection and flue, and include findings in the certificate.
