How often does a rented property need an EICR?

Please provide access to every room, the consumer unit, outbuildings and any locked areas included in the tenancy. We’ll also need previous reports and details of alterations before testing begins.

What documents do landlords receive after an EICR?

We provide the Electrical Installation Condition Report and, where applicable, a satisfactory electrical safety certificate. The report records observations, classification codes and remedial work for landlords, agents and tenancy files.

Can an EICR be arranged between tenancies?

Yes. Between-tenancy testing avoids disruption for occupants. We inspect the property, discuss remedial recommendations, and complete the necessary certification before the next tenancy begins, subject to access being available.

Can a landlord EICR include outbuildings?

Yes, if they form part of the rented electrical installation. We test their supply, distribution board, earthing and fixed wiring, then record relevant findings in the landlord’s report and certificate.

Does a landlord EICR cover electrical appliances?

An EICR covers fixed wiring and permanently connected equipment, not portable appliances such as kettles or lamps. We can explain whether separate appliance checks are appropriate for your tenancy arrangements.

What happens during and after a landlord EICR?

If a fault appears during testing, we explain whether it can be assessed safely within the EICR or needs further investigation. We do not open walls, lift floors or alter fittings without discussing it with you first.

Where access is restricted or a defect cannot be confirmed without intrusive work, we record that limitation clearly. You can then decide whether to commission further investigation or remedial work, keeping the inspection separate from any repairs.

Tenants, agents and contractors may all be involved in arranging an inspection. We agree access details in advance and explain what areas need to be available.
