We check the complete landlord-owned installation
We inspect the appliances, ventilation, flue routes and accessible gas pipework provided with the rental property. Tenant-owned appliances are not part of the landlord’s duty, but we can explain what needs checking if they affect the installation.
What happens if an appliance is unsafe?
A failed check does not automatically mean that every appliance needs replacing. We explain the risk clearly and tell you what action is needed before the property remains in use.

Keep the record with the property files
We provide the completed record showing the appliances checked, the results and any safety concerns identified. You must give a copy to an existing tenant within 28 days of the check, or to a new tenant before they move in, and keep the record for the required period.
Is this the same as a boiler service?
An annual landlord gas safety check confirms safe use. It does not replace a boiler service, which examines the boiler’s condition and operation in greater depth.

If the boiler also needs servicing, tell us when you enquire so we can identify the separate work required. We keep the safety check and any service findings clear, helping you avoid gaps in the property’s maintenance records.
