How long does a boiler service take?

A routine boiler service usually takes around an hour, provided the boiler is accessible and no faults need investigating. We inspect and test the appliance, clean the relevant parts, and explain any issues before leaving.

The time is mainly determined by the boiler type, access to the appliance and whether the safety checks uncover a fault. A straightforward modern gas boiler is usually a simple appointment. An older oil-fired boiler, an awkward flue or a system needing adjustment can make the visit longer.

What happens during the visit

We start by checking the boiler, controls and visible pipework. If the appliance is in a cupboard, loft or other restricted space, we need enough room to work safely and remove the relevant panels.

  • We inspect the boiler and heating system for visible damage, corrosion, leaks and unsafe alterations.
  • We check the flue route and terminals for signs of damage or obstruction.
  • We test the appliance while it is running, including its burner, ignition and safety controls.
  • We use combustion-testing equipment on a gas boiler to check that it is burning correctly.
  • We check the condensate pipe and discharge arrangement where the boiler has one.
  • We examine the pressure, temperature and operating controls, then make suitable adjustments where needed.

The exact checks vary between gas, oil and LPG appliances. Oil-fired equipment may need additional attention to the burner, oil supply and flue. On an oil system, an OFTEC-registered engineer has the relevant training to assess the appliance and its installation.

Why some services take longer

Your boiler may need more investigation if it has a history of locking out, unusual noises, poor heating performance or repeated pressure loss. We may need to remove more covers, test related components or trace the cause of a fault rather than simply record the symptom.

Older boilers can also take longer because components may be worn, access may be restricted or the installation may not match current standards.   • Boiler location: A clear, accessible appliance is quicker to inspect than one behind stored items or in a tight loft space.
  • System condition: Leaks, heavy deposits, damaged seals or corroded parts can require additional checks.
  • Appliance type: Gas, oil and LPG boilers have different service procedures and testing requirements.
  • Paperwork: We record the service findings and explain any safety concern, recommended repair or future maintenance need.

An oil-fired boiler can take longer when the burner or heat exchanger needs cleaning. We allow time to remove the relevant parts, clear deposits, reassemble them correctly and test the appliance again.
