Is VAT included in the landlord gas safety certificate cost?
VAT isn’t automatically included in every advertised landlord gas safety certificate cost, so check whether the price is inclusive or stated before VAT. We provide a written quotation that sets out the charges clearly before work starts, so you know the total to allow for.
VAT is not automatically included in every landlord gas safety certificate quote. The provider decides how the price is presented, so the same inspection may appear as a single VAT-inclusive total or as a fee with VAT added separately.
Your status as a landlord does not, by itself, determine the VAT treatment. The important points are whether the engineer’s business is VAT registered and what the quotation includes. A business that is not VAT registered must not charge VAT. A VAT-registered business may show the certificate price before VAT, or include VAT in the total.
Check these details before booking:
- Whether the stated price includes VAT.
- The total amount payable for the inspection and gas safety record.
- Whether the price covers every gas appliance and flue included in the inspection.
- Whether remedial work, replacement parts or a further visit would be charged separately.
- Whether any extra charge applies if the engineer finds an unsafe appliance or cannot complete the inspection.
A low headline price may cover the inspection only. It may not include repairs, replacement components or work needed to bring an appliance back into safe operation. Ask for those possible charges to be separated from the certificate cost, so you can compare quotations on the same basis.
If VAT is added, the quotation should show the price before VAT, the VAT amount or applicable rate, and the final total. If VAT is already included, the wording should make that clear. An invoice should also identify the supplier and, where relevant, provide its VAT details.
Keep the quotation and invoice with the landlord gas safety record. This gives you a clear cost trail for the property and helps distinguish the inspection fee from any later repair or maintenance work. If you manage several properties, ask the provider to itemise each address and any additional appliances rather than issuing one unclear total.
