Is VAT included in a new boiler installation quote?

It depends on how the installer has written the quote, so check whether the total includes VAT and which items, if any, are excluded. We provide a written quotation before work starts, giving you a clear figure to check before deciding.

For a domestic boiler installation, check that the quoted total is the amount you will actually pay, with VAT either included in that figure or clearly added beneath it. A price shown without an obvious VAT treatment is not easy to compare with another quote.

Ask the installer to separate the main parts of the price:

  • the boiler and controls
  • labour and installation
  • the flue, fittings and condensate pipework
  • removal and disposal of the old boiler
  • commissioning and the required paperwork
  • VAT, including the rate applied and the amount charged

This makes it easier to see whether two apparently similar quotes cover the same work. A low headline price may exclude items that another installer has already included.

VAT treatment can depend on the type of work, the property and the rules in force when the work takes place. Do not assume that a boiler replacement follows the same VAT treatment as every other heating job. The installer should explain why VAT has been applied and show the calculation in the written quotation.

If an installer is not VAT registered, they should not present VAT as an extra charge. Ask for the business details if the quotation does not make this clear. A proper invoice should match the VAT position stated in the quote.

Look closely at the exclusions as well as the total. A quotation may leave out work that only becomes apparent during the home survey, such as:

  • changes to gas, oil or electrical supplies
  • replacement of unsuitable controls, pumps or pipework
  • alterations needed to route the flue or condensate safely
  • repairs to walls, ceilings or cupboards after access work
  • work needed to bring an existing installation up to a safe standard

These items are not automatically hidden charges. They may be reasonable exclusions if the quote identifies them and explains when they could become necessary. The important point is knowing what the stated price includes before accepting it.

Some quotations use phrases such as “subject to survey” or “allowance for additional work”. Ask what has been allowed for, how any change will be priced and whether we will obtain your agreement before carrying it out. VAT should then be shown on any approved variation as well, rather than appearing unexpectedly on the final bill.

We inspect the existing heating system before confirming the installation details. That lets us account for the boiler position, flue route, controls, radiators, pipework and electrical requirements in the written price. If the survey identifies a necessary change, we explain it before work starts instead of treating it as an unexplained addition.

Before comparing quotes, check three figures in particular:

  1. The total payable: confirm whether it includes VAT.
  2. The included work: check that removal, commissioning, controls and certification are covered.
  3. The exclusions: identify anything that could lead to an additional charge.

We provide the agreed price and applicable VAT in writing before installation begins. You can then compare the full scope of work, not just the largest number at the top of the page.

Check that the VAT wording applies to the whole installation, not just the boiler itself. Fittings, controls, flue work, disposal and any agreed alterations should follow the same clearly stated treatment.

If the quotation uses allowances for possible extra work, ask whether those figures include VAT. That prevents an allowance from becoming a higher final cost simply because tax is added later. Keep the quotation with the invoice, then check that the description, VAT treatment and agreed total match.
