What safety certificates should I receive after a new boiler installation?

After a new gas boiler installation, you should receive a Building Regulations Compliance Certificate, the completed commissioning record, and the manufacturer’s warranty documents. A separate landlord Gas Safety Record is not normally the installation certificate; for oil or LPG boilers, the compliance and commissioning paperwork is different.

The paperwork confirms three things: the boiler was installed correctly, it was tested safely, and the manufacturer can identify the installation if you need help later.

Check that the commissioning record is complete. This should show the boiler model and serial number, the installer’s details, the flue and gas or oil checks, the system pressure, and the results of the safety tests. It should also record that the boiler was set up in line with the manufacturer’s instructions. An incomplete form can make future servicing harder, particularly if another engineer needs to diagnose a fault.

Keep the boiler identification details with the paperwork. The model, serial number and installation date are used when registering the warranty and ordering compatible parts. We also explain the controls and record the relevant settings, so the next service engineer has useful information rather than starting from scratch.

Gas and oil installations have different compliance routes. A gas installation must be completed and reported by an engineer legally authorised to work on gas appliances. The installation notification is separate from a gas safety record. A gas safety record is normally associated with the ongoing safety check for a rented property, not with the initial installation itself.

If the property is let, the new boiler does not replace the landlord’s continuing gas safety duties. The landlord still needs the appropriate gas safety record for the property and its appliances at the required intervals. For an oil-fired boiler, the paperwork should identify the appliance, oil storage and associated safety checks where they form part of the work. The relevant oil compliance documentation is different from the process used for a gas boiler. That distinction matters on an off-gas-grid property, especially if a future engineer or property buyer needs to establish how the system was installed.

LPG systems also need the correct documentation for the appliance and fuel arrangement. The exact paperwork depends on what we install and whether the work includes the cylinder, pipework or other parts of the fuel system. We explain any separate certificates before the work starts rather than leaving you to work out which documents apply.

Electrical work may generate separate certification. A boiler installation can involve a new electrical connection, fused spur, controls or changes to existing wiring. Where the electrical work requires its own certificate, we provide the relevant record alongside the heating paperwork. This gives you a clear file for the boiler, controls and electrical supply rather than one unexplained invoice.

Warranty paperwork should match the installed boiler. Check the manufacturer’s registration details, the boiler serial number, the installation date and any conditions that affect cover. Keep service records with it, because manufacturers commonly require the boiler to be maintained in line with their terms. The paperwork explains what is covered and who to contact; it should not be treated as a substitute for servicing.

We give you the completed documents once the installation and checks are finished, along with instructions for the controls and information needed for future servicing. If a certificate or commissioning record is missing, contact the installer first and ask for the exact document rather than accepting a generic invoice as proof of compliance.

If another engineer needs to inspect the installation, keep the paperwork available. It helps them confirm the boiler’s history, identify the flue and controls, and see which safety checks were completed. For a sale, let, or later replacement, a complete file can prevent avoidable questions about the system.

The building regulations certificate may arrive separately from the commissioning record. That does not mean anything is missing. The installer notifies the relevant work through the appropriate competent-person route, and the certificate is then issued for your records.

Keep that certificate with the boiler paperwork, rather than filing it with general household documents. It may be needed when you sell the property, remortgage, or arrange further work. If it has not arrived, ask us which document is still being processed and who will issue it.
